Williamstown extension & renovation 

Having previously completed a first floor renovation of this beautiful Williamstown home,  the owner engaged us again to add an extension complete with new kitchen & living areas.

During the first phase of the renovation we updated the first floor bathroom to reveal and restore the original terrazzo floor, which was ground back and polished. To bring the bathroom together custom timber joinery was commissioned for the vanity benchtop and window surrounds. 

In phase two of the project a rear extension has been constructed to add an open plan kitchen, living and dining area, providing connection to the outdoors and designed to take full advantage of the northern sun and its passive solar benefits. The extension itself is constructed on a Surefoot Footings system, which drastically reduces the need for concrete, and the exterior is clad in Weathertex lightweight cladding, further reducing our carbon footprint.

The kitchen features custom cabinetry (we love the colour scheme our client chose), a hidden combined walk-in butlers pantry/laundry with more glazing to encourage passive solar and connection to the outdoors. The best surprise of the project was uncovering the beautiful Tasmanian Oak floors, which we sourced reclaimed timber to match in the extension.

Throughout the property gas was removed and replaced with energy efficient features, in the kitchen an induction cooktop, in the living and dining areas Daikon split systems were installed and the gas hot water heater was replaced with electric. Most importantly we replaced old insulation with new thermally efficient polyester insulation to ensure the energy gains were retained within the house.

For our client this project has brought an older property up to date and made it a space that is low maintenance and built to enjoy for many years to come.
